Đầu tiên phải nhắc đến sự tăng trưởng GDP năm 2007 đạt 8,48% là mức rất cao, đây cũng là năm được đánh giá là nền kinh tế Việt Nam tăng trưởng toàn diện. Tại thành phố Hồ Chí Minh, mức tăng trưởng GRDP đạt mức 12,6% năm 2007, cũng là mức tăng trưởng cao nhất trong 10 năm kể từ năm 1997. Vì vậy, nhiều doanh nghiệp và người dân chọn kênh đầu tư bất động sản để kinh doanh và đầu tư .
Tiếp đến là do chính sách nới lỏng tín dụng, cho vay dưới chuẩn quy định, điều này thể hiện tăng trưởng tín dụng năm 2007 cao lên đến hơn 37%, trong đó, có một phần rất lớn đổ vào bất động sản, nguồn vốn xã hội cũng đổ vào đầu tư kinh doanh. Như vậy, hiện tượng kiểm soát không chặt chẽ nguồn vốn vay tín dụng đã có dấu hiệu. Cũng theo Hiệp hội, những cuộc khủng hoảng đóng băng thị trường bất động sản giai đoạn trong 2008 – 2009; giai đoạn 2011 – 2013 do tình hình khủng hoảng kinh tế thế giới năm 2008 đã tác động tiêu cực đến nền kinh tế của Việt Nam. Hơn nữa, mối quan hệ hữu cơ giữa chỉ số tăng trưởng GDP và thị trường bất động sản cũng đã thể hiện rất rõ qua các năm: Tăng trưởng GDP năm 2009 sụt giảm, chỉ đạt 5,32%; Tăng trưởng GDP chỉ đạt 6,23% năm 2008 (thấp hơn kế hoạch đặt ra là 8,5 – 9%).
Ngoài ra, thị trường bất động sản năm 2012 đã xuất hiện 02 vấn nạn, đó là hàng tồn kho và nợ xấu. Con số được thống kê của Ngân hàng Nhà nước thì nợ xấu bất động sản là 28.000 tỷ đồng, chiếm 13,5% tổng số dư nợ bất động sản.
